The block management agency refused to intervene, citing it as a dispute between neighbours. The insurance company also refused to take action until the source of the leak was identified. We quickly connected our client with a leak detection specialist. We explained that if she paid for the leak detection service, we could recover the cost under her policy’s trace and access cover. Our client returned home one day to find water dripping down from his ceilings and walls. The upstairs neighbour was cooperative and immediately arranged for a plumber, who traced the leak to a communal soil stack running through the void between the flats.

The property management company was contacted to fix the leak, but after several weeks of unsuccessful attempts, the issue was still unresolved. What started as minor damage in the client’s bedroom escalated to significant mould growth, posing health risks. Due to the condition of the property, our client had to move into a hotel, but his insurer not only refused to cover the accommodation costs but also offered a minimal £2,000 cash settlement, hoping to close the case without further engagement.
